Where are you looking for homes?  Many home buyers find homes on the Internet or by driving around neighborhoods looking for signs in yards.  They call the person listed on the sign and ask to see the home.  The problem is that person is the listing agent.  The listing agent’s first responsibility is to their client, the seller, and only their client -- and that is to sell their client’s home!

If you are a homebuyer, you need to be represented by a REALTOR® who is educated as a buyer’s representative and whose first responsibility is to help you find a home that matches your needs and wants.  A buyer’s representative will also help direct homebuyers to a mortgage professional for their financial needs.  The buyers do not pay the REALTOR’S® commissions.  The commissions are paid by the sellers.   

In Texas, this is called “agency”.  Agency explains what each agent’s responsibility is in a transaction.  The explanation of agency shows up on a one-page form that a REALTOR® will explain and ask you to sign.
